Frequent Asked Questions
Can I get a discount by going directly to the builder without an agent?
No — and this is one of the most costly misconceptions in new home buying. Builders set their prices based on market conditions, not whether you have representation. The buyer agent compensation is already factored into the home price regardless of whether you use an agent. If you walk in unrepresented, the builder keeps that money. Your purchase price stays exactly the same either way. The appraiser who determines your home's value does not consider agent representation — the sales price is the sales price.
What happens if I contact the builder before registering with an agent?
Under Nevada real estate practice, if you make direct unregistered contact with a builder — whether by phone, website inquiry, or walking into a model home — you may permanently lose the ability to have licensed representation in that transaction. That means one phone call or one form submission could eliminate your right to have anyone reviewing that builder's contract on your behalf. Contact me first. Do builder sales agents represent me?
No. By Nevada law, builder sales agents represent the builder — not you. They are trained professionals whose job is to sell homes at the best price and terms for their employer. They are not permitted to advise you against signing something that may not be in your interest. Having your own representation is the only way to have someone in the transaction who is legally obligated to work in your favor.
How does buyer agent compensation work under the new NAR rules?
Following the 2024 NAR settlement, buyer agent compensation must be negotiated and disclosed upfront — it is no longer automatically assumed to be part of every transaction. In new construction, most Las Vegas builders continue to offer buyer agent compensation as part of the sale. Before we visit any community together, I will confirm the compensation terms for that specific builder and community and disclose them to you in writing. There are no surprises.
